What is the total number of units?
Square Benny consists of two buildings (Block A and Block B). Block A, built on a triplex model, consists of 42 units while Block B, which is modelled on apartment complexes, has 76 units.
Is there an elevator?
Block B will have two elevators. Since Block A units were modelled on triplexes — with space crossing the building — there are no common hallways or elevators. Rather, most Block A residents have semi-private stairways.
When will the condos be available for occupancy?
Block A will be delivered in the spring of 2009, with the specific date to be announced in the coming months. Block B is expected to be ready for occupancy in summer 2009.
Who are the professionals working on the project?
NOMADE has worked with Développements McGill from the outset. This architectural firm has traditionally approached its projects with daring and vision. Teknika-HBA has the expertise and thoroughness required for the development of the project. Among other things, this firm ensures the implementation of the project’s sustainable development aspects. Finally, Mayton-DM carries out the actual construction. This general contractor ensures that deadlines are met and guarantees quality construction in compliance with scopes of work prepared by the engineers and architects.
Are there advantages to buying my condo from a plan?
The primary advantage of purchasing your Square Benny condo from a plan is that you get to choose your own finishes. To some extent, it is also possible for you to personalize your unit (wall, door, additional closet…) Finally, you will enjoy a better selection of units and benefit from a lower price than if you buy when the project has been completed.
Can I change the divisions in my unit?
No. The only allowable options are relatively simple ones such as eliminating a partition or adding doors. You can make these choices when personalizing your unit online.
What are the prices of the various options?
These will be indicated online, along with the options available.
Are household appliances included?
No, but we will be offering a set of appliances at a competitive price, thanks to a partnership with an exclusive distributor.
Can I have my own appliances?
Yes. You can have them installed once you have signed the deed of sale. Ensure that your appliances are the right size for your new condo.
Is it possible to have natural gas in the condos?
It is not possible to have natural gas in the condos.
Am I responsible for the installation of the telephone and cable?
All units are prewired for these services (a telephone jack and two cable outlets). You simply need to contact your local distributor to activate your lines right before your move.
What type of heating is used in the condos?
Square Benny offers a geothermal system with distribution ensured by individual heat pumps (heating and cooling). Electric baseboards on peripheral walls and in the bathroom provide complementary heating.
Is there an air conditioning system in my unit?
Each unit’s heat pump ensures comfortable conditions (heating and cooling). There is no additional or optional air conditioning system in each condo.
What type of roof does the building have?
The roof is covered with a regular ballast of river stones. Its insulation value is about 1.5 times greater than the minimum required by governing regulations in Québec. This is also a “protected membrane” type of roof. The waterproof membrane is put under the insulation and the stone ballast, which protects against damage caused by the sun’s rays or by stresses resulting from temperature variances, thereby extending the life of the membrane.
What is the windows’ insulation rating?
R3, meeting Novoclimat requirements, which exceed conventional standards.
What is the floor made of?
The floor is made of engineered hardwood flooring with acoustic underlayment laid on concrete in the bedrooms, dining room, kitchen, living room and hallways. The floor covering in the bathroom is porcelain tile, known for its resistance.
What is the wall finish?
The entire unit is painted white at the time of delivery, except for the visible columns, which are treated.
What choices of finishes are available?
All choices available for personalizing your condo are shown in the section How to Purchase/Selection of Finishes. All standard finishes are shown, as well as a number of options available at an additional charge. Only these choices (standard or extra) are available.
What is the ceiling height?
The ceilings are of concrete visible in all rooms, including the kitchen where the drops have been minimized. Throughout the unit, ceilings are at least 8 feet high, and a bit less in the bathrooms, to allow for the installation of plumbing and mechanical systems.
What is the unit’s level of soundproofing?
The composition of the walls exceeds conventional standards: two independent partitions keep vibrations to a strict minimum, and ensure residents of excellent soundproofing. In addition, the 8-inch concrete floor slab prevents the transmission of sound from one storey to another.
What is the building’s exterior covering?
The building is clad in red brick, which harmonizes with the Benny Farm redevelopment project further south. In the interior courtyards, fibrocement panels are used.
Is there a garbage chute?
As there are no common hallways in Block A, there can be no garbage chutes. However, there will be one in Block B.
How is recycling handled?
All residents of Square Benny will have access to a recycling sorting room.
Where can I store my bicycle?
The condo will have a bicycle storage area available to all residents.
Are all condos equipped with washer-dryer connections?
Yes, all have the fittings to accommodate washers and dryers. |
