What will be the condo fees and what will they include?

This information will be confirmed shortly. These fees include the maintenance of indoor and outdoor common areas (hallways, garage, gardens) as well as the maintenance of common mechanical systems (ex.: geothermal energy system), building insurance and the contingency fund.

Is there a designated location for washing vehicles?

Washing your car inside the parking garage is prohibited.

Is there a security system at the entrance to the building?

Semi-private entrances and lobbies are locked at all times. Each condo owner has keys to enter. There is no video camera system.

Are pets allowed? What regulations apply on this subject?

There are no restrictions other than those contained in current municipal bylaws.

How much does an additional indoor parking space cost?

All prices include an indoor parking space. A second space will cost you an additional $20,000 plus taxes and applicable discounts. However, the number of space is limited.

Prices include garages. What if I don’t want a parking space?

Unfortunately, a City of Montreal bylaw requires us to build 128 parking spaces. Therefore, every condo has its own reserved parking space beneath the building, and we have included it in the price.

Is there an elevator?

Phase II will have two elevators. Since Phase I units were modelled on triplexes — with space crossing the building — there are no common hallways or elevators. Rather, most Phase I residents have semi-private stairways.
